Along with this was the I-25 Mixed Use Develppment Area Structural Plan Map fir- <br />2.2, Structural Transportation Network. <br />The proposed 111 Permit of 15 acres is directly adjacent to the west property line. Weld County Public Works ~: <br />Department has been working with land use cases adjacent to WCR 7.5. If an applicant is developing their property <br />adjacent to the expansion of WCR 7.5, Weld County Public Works Department requires. additional dedication 'and <br />developing the typical road cross-section that reflects that location. Please refer to the three exhibits designating the' <br />location and type of road, typical cross-section and aerial view of the area. On the aerial view map, the north section; <br />which was developed by KB homes dedicated 110 feet of right-of-way and constructed that section. At the south end; <br />south of WCR 20.5, the Town of Frederick has annexed the adjacent parcel and developed Rinn Valley Ranch, but <br />also reserved 55 feet of right-of-way for future expansion of WCR 7.5 south to WCR 20. The center section adjacent <br />to the Camenish property is the Kbbobel Pit gravel operation. Within their USR application for mining, a 55 foot right-: <br />of-way from the center line of WCR 7.5 was dedicated for future expansion adjacent to their property. <br />The Camenish borrow should be set back 55 feet from their west property line to accommodate for future right-of-way y <br />expansion. If this property is being proposed to be developed in the future, Weld County Public Works Department will <br />ask for the additional 55 feet of future right-of-way adjacent to any development. <br />Weld County Public Works Department will support the 111 Borrow Permit for the Camenish property.
