The proposed commercial/industrial use is inconsistent with the <br />predominantly rural/residential character of the neighborhood, <br />2. La Plata County has conceded its inability to regulate expansions of <br />use on the same parcel, as shown by its recent zefusal to address the commer- <br />cial use of the glider port by Laverne St. Clair. <br />3, La Plata County would be powerless to control the expo sion of this <br />use once established. The Mined Land Reclama*_ion Board permit a lication for <br />this pit has a maximum allowable extraction rate of 70,000 t na per year, <br />which would have a devastating impact upon surrounding propertie , <br />4.
