PUBLIC COMMENT
RE: Proposed Mine known as Sunset Industrial Pit, located near Section 3, Township 5 North,
Range 65 West of the 6th Prime Meridian
TO
Division of Reclamation, Mining, and Safety RECEIVED
1313 Sherman Street, Room 215
Denver, CO 80203 MAR 10 2023
Weld County Clerk to the Board's Office
1150 O Street DIVISION OF RECLAMATION
Greeley, CO 80631 MINING AND SAFETY
J-2 Contracting Company
105 Coronado Court Unit A-101
Fort Collins, CO 80525
FROM
Andersen's Sales&Salvage, Inc.
1490 East Eighth Street
Greeley, CO 80631
situated south of the proposed site, across East Eighth Street
CONCERNS
TRAFFIC
East Eighth Street is a two-lane road without shoulders, bordered on the south by the Ogilvy
Irrigation Ditch and on the north by a sharp grade to agricultural land.
To accommodate trucks entering and exiting the proposed site, deceleration and acceleration
lanes are needed to avoid blocking traffic westbound.
Right-In/Right-Out only access to the property will assist in westbound flow.
Misaligned driveways across East Eighth Street from the proposed site and Andersen's will
cause westbound trucks intending to enter Andersen's with a left-turn to block the driveway to
the proposed site. In a similar fashion, any eastbound left-turning traffic to the proposed site
will block access to Andersen's in either direction.
PARKING or TURNAROUND in Andersen's parking lot
The use of Andersen's for parking while awaiting access to the proposed site at any time or the
use of Andersen's driveway and parking lot for turn-arounds or other repositioning will interfere
with business at Andersen's and add excess wear and tear to the driveway and lot.
GRAVEL on roadway
The current extraction from the gravel mine just west of Andersen's on the east side of Balsam
Avenue leaves a trail of mud and gravel along East Eighth Street, contributing to broken
windshields and other hazards of excess gravel and dirt in the roadway. The proposed site
should consider mitigation to ameliorate the potential for unsafe road conditions caused by
excess gravel on the roadway.
SUPPORT
Andersen's supports development along East Eighth Street including industry, mining,
extraction, and redevelopment. Our concerns are limited to the listed items.
