point of beginning being - marked by an iron rail which bears North
88' 42V West a distance of 2158.24 feet, more or less, -from an
iron rail marking the southeast corner of the aforesaid Deldosso
tract, and -which also bears North 7. 111 West a distance of 3982.51,
feet from a 25 pound iron rail marking and the south- quarter corner
of Section 20, 'rwp.'33 S., Rg. 68 West as re- established in 19331
thence a general southerly direction Along the east fence line of
the aforesaid Picketwire -North Fork Road for the following three
courses.
South 24' 051 West a distance of 27.12 feet to an iron pin at the
southwest corner of aforesaid 25 foot lanes
South 24' 051 West a distance of 295.73 feet to an iron pin;
South 0' 171 West a distance of 297.52 feet to an iron pin, marking
the southeast corner of the-herein described tract; thence West a
distance of 2902.84 feet to a point on the northeasterly line of
a tract of land heretofore conveyed to Berenice T. MacKenzie by the
Colorado Fuel & Iron Corporation, which point is the southwest
corner of the herein described tract; thence North 10' 091 west
along the northeasterly line of said MacKenzie tract a distance of
2201.45 feet to a point on the south line of a tract of land
conveyed to John Deldosso and Viola Kansas Deldoeso by the Colorado
Realty holding Company by deed dated August 30, 1934, and recorded
In Book 451 at Page 222, Las Animas County Records, which point is
the Northwest corner of the herein described tract; thence easterly
along the south line of lands owned by grantors to the point of
intersection with the easterly fence line of the aforesaid
Picketwire -North Fork Road which point is the northeast corner of
the herein described tract; thence southerly along the easterly
fence line of the said Picketwire -North Fork Road, which is also
the westerly line of lands owned by the grantors, to the point of
beginning.
Above bearings are on the Frederick Mine Meridian at Valdez,
Colorado, which is 0' 521 to the right of the true meridian.
The following described lots or parcels of land, situate, lying and
being in the County orf Las Animas and state of Colorado, to -wit:
Beginning at a point which is a set sandstone marked 1/4, formerly
known as the west 1/4 corner of Section 8, Township 33 South, Range
68 West, as established by the Maxwell Land Grant Company survey;
said point of beginning bearing South 38' 381 Bast 5413.73 feet,
more or less, from Mile Post No. 39 on the North boundary of the
Maxwell Land Grant; said point of beginning being the southwest
corner of the E. 11. Bennett tract; said point being the northwest
corner or a 25 foot lane reserved to The Colorado Fuel and Iron
Company; thence South 0. 29' 3.o" East 25 feet along the dividing
line between the lands owned by The Colorado Realty Holding Company
and the aforementioned 25 foot lane owned by The - Colorado Fuel and
Iron Company to an iron rail which is the Southwest corner of said
lane, said iron rail bearing South 80. 03' 30" East 6350.73 feet
from marked stone recognized as the Southwest Corner of Section 6,
'Pownship 33 South, Range 68 West; thence South 0' 201 East 7999.02
feet, more or less, along the dividing line between the lands owned
by The Colorado Fuel and Iron Company and the lands owned by The
Colorado Realty Bolding Company to a point; thence North 89' 591
West 4959.10 feet more or less, to an iron rail on the East right
of way line of Colorado state Highway No. 211, as located by the
