amendment or modification of this Lease shall be binding unless made by a written instrument <br />executed by Lessor and Lessee and of equal formality. The terms and benefits of this Lease shall <br />accrue to and Ede binding on the successors, assigns, sublessees, heirs, executors, and <br />administrators of the parties. Lessee may not assign this lease without obtaining Lessor's written <br />consent which consent shall not be unreasonably withheld. Al notices by Lessee to Lessor <br />hereunder shall be considered effective upon personal delivery or upon deposit in the U.S. mail, <br />postage prepaid, addressed to address stated herein. If and when requested by Lessee, Lessor <br />shall execute a Mrarnorar;rlr„m !»eys° v^ ; u at Lessee may record s.arne and give notice of the estate <br />and rights received under this Lease without, however, giving notice of the amount of the royalties <br />and other matters hereunder which Lessee considers confidential. Lessor shall not record this <br />Lease. <br />If Lessee shall default in making any payment or in the performance of any obligation <br />hereunder, Lessor shall not be entitled to proceed with any legal remedy therefore unless and until <br />Lessor shall have first given written notice to Lessee of such default sent by certified mail, return <br />receipt requested, and shall have given the opportunity to Lessee to correct same within thirty (30) <br />days following receipt of such notice. <br />Lessor agrees to provide, to and for Lessee, consents to road relocations and closings and <br />any other consent, acknowledgements, affirmations, and waivers and relinquishments required by <br />present and /or future laws (which Lessor is legally capable of providing) to enable Lessee to <br />exercise its Rights and enjoy its leasehold estate hereunder. As long as Lessee is accountable to <br />the terms of this lease and to the state and federal laws governing reclamation of the property, <br />Lessor agrees to refrain from interfering with, delaying or obstructing Lessee's exercise of any of its <br />10 <br />
