Zoning of the land is C-2 under the Carbondale zoning regulations . <br /> This zoning classification will accommodate a number of industrial <br /> uses. <br /> The site is served by the Town of Carbondale water and sewage <br /> systems and electricity is available from Public Service Company. <br /> The topography of the site is generally level. <br /> The highest and best use of the subject land would be in com- <br /> pliance with the present useage and zoning which would be for ware- <br /> housing and industrial use. <br /> IMPROVEMENTS DESCRIPTION <br /> The site has been improved with two buildings of concrete twin- <br /> tee construction, concrete floors and twin-tee roofing system. Wall <br /> heights are twenty-four feet. <br /> The mine services building is 14 ,650 square feet on the ground <br /> floor and there is 1 , 700 square feet of second floor totalling <br /> 16 , 350 square feet. The mine services building is occupied by the <br /> Carbondale mine services mining equipment business and the Omega <br /> Electric Company. The mine services building has 1 , 850 square feet <br /> of office area. <br /> The truck terminal building is 12 , 800 square feet on the main <br /> floor and has an additional 6 ,980 square feet on the second floor. <br /> The terminal building is occupied by the Jaconvel truck repair busi- <br /> ness , Mid-Continent Limestone Company and is used as a headquarters <br /> for the busing operation that transports the coal miners to the <br /> mine at Redstone. The south end of the building is presently un- <br /> occupied and lease negotiations are underway with two potential <br /> tenants . The truck terminal building has several office areas and <br /> second floor offices and meeting rooms. <br /> Garfield County records indicate the improvements were com- <br /> pleted in 1976. <br /> Site improvements consist of paved access roads , fenced storage <br /> yards , a paved parking area for the bused miners and a parking area <br /> for limestone trucks and buses. <br /> COST APPROACH <br /> The cost approach to value establishes the present fair market <br /> value of the land, as if unimproved, plus current reproduction cost <br /> new of improvements less accrued depreciation. <br /> Land Value <br /> In the Addenda of this report may be found a summary of land <br /> -8- <br />
