12 . The Appraiser assumes that there are no hidden or unapparent <br /> conditions of the property , subsoil, or structures , which <br /> would render it more or less valuable. The Appraiser assumes <br /> no responsibility for such conditions , or for engineering <br /> which might be required to discover such factors . <br /> 13. This valuation has been based, in part, on projections of <br /> cost and operation furnished the Appraiser by the owners . <br /> A reasonable effort has been made to substantiate , verify <br /> and document these projections . However, if subsequent <br /> experience proves to be substantially different from these <br /> projections , the value conclusions reached will obviously <br /> be affected accordingly. <br /> GARFIELD COUNTY DATA <br /> Garfield County stretches from the high mountains and lake <br /> covered plateaus westward along the Colorado River Valley to the <br /> desert lands of the Colorado-Utah border. Elevations are from <br /> 4 , 700 to 12 ,500 feet, the County spans over 100 miles east to west <br /> and covers an area of nearly 3 ,000 square miles , making it the <br /> eighth largest county in Colorado. The entire range of Colorado <br /> climate and topography are found from the high mountain peaks , <br /> where snow lies year-round through the valley to the dry border- <br /> line of the state. <br /> The Colorado River, with its many tributaries , flows through <br /> most of the County with all towns , except Carbondale , nestled on <br /> its banks. The three rivers area near Carbondale : The Roaring <br /> Fork, Frying Pan and Crystal Rivers , flow from the ski areas of <br /> Aspen and the mountain peaks surrounding Marble. Sunlight Ski <br /> area lies just ten miles southwest of Glenwood Springs . <br /> Captain Isaac Cooper saw potential in the hot springs located <br /> where the Roaring Fork joined the Grand River (now the Colorado) <br /> and established what is now Glenwood Springs . Later, near the turn <br /> of the century, the livestock and farming industries began to grow <br /> along the Colorado River west of Glenwood Springs to the region now <br /> known as Grand Valley. The soil produced quality crops of grain <br /> and fruit. In recent years , geologic exploration has discovered <br /> natural gas fields as well as one of the world' s largest deposits <br /> of oil shale. Other natural resources are oil , gas , coal , lime- <br /> stone , and lumber with rivers furnishing electricity and irrigation <br /> water. <br /> A committee together with the Garfield County Planner for <br /> purposes of re-districting the County Commissioners ' districts <br /> according to population, in 1976 estimated the population in <br /> Garfield County to be 21 ,121 people. The 1970 population was <br /> 14 , 821 and the 1972 estimate was 15 ,247 . This would indicate <br /> a phenomenal growth rate for Garfield County.
