As we discussed, the Mined Land <br /> Reclamation Board holds first lien on an industrial property located near the town of Carbondale, <br /> Colorado. An industrial facility sited upon the property was used to pulverize limestone into <br /> rock dust for use in coal mining operations. <br /> The Board seeks to liquidate this property, but does not have sufficient knowledge in the sales <br /> prices of real estate in the Roaring Fork Valley to make an informed decision. Therefore, we <br /> would like to have a limited appraisal done of the property. For the purpose of the appraisal, we <br /> will assume that the industrial facility has been removed and that any associated environmental <br /> liabilities have been resolved. <br /> The Board would like to have an appraisal done which compares sales prices of comparable <br /> tracts of land. Such considerations as zoning, topography, access and potential uses should be <br /> considered when selecting the comparable sales prices. We would also propose to utilize your <br /> services as an ongoing consultant until such time as a sales price is negotiated between the <br /> Board and a buyer. <br /> Assuming that the foregoing scope of work is acceptable to you, 1 have enclosed the <br /> appropriate employment forms for your use.
