3 . Residential <br /> The long winters seem likely to make Coal <br /> Basin an unattractive prospect for residential buyers . In <br /> addition, necessary facilities such as schools , churches and <br /> stores are situated some 23 miles away , in the town of <br /> Carbondale, further diminishing the attractiveness of Coal <br /> Basin to residential buyers . <br /> 4 . Forestry <br /> Coal Basin has some stands of aspen and <br /> conifer forests . Aspen , however , are of little commercial <br /> value, and the steep terrain prohibits harvesting of the <br /> suitable conifer trees by standard logging methods . <br /> S . Industrial/Commercial <br /> Coal Basin has been used for mining since the <br /> turn of the century. However , the harsh winters and steep <br /> terrain make operations difficult and increase production <br /> costs . Such factors would inhibit development of Coal <br /> Basin for other industrial uses . <br /> The transportation of goods and services would <br /> prove a further difficulty to industrial users since the <br /> nearest train loadout is located in Carbondale . <br /> Absent the fine coking coal found in the Coal <br /> Basin, the area would be prohibitively expensive for an <br /> industrial enterprise. <br /> Trade and lodging in Coal Basin would probably <br /> -7- <br />
