We appreciate the opportunity to help you establish a <br /> marketing strategy to enhance the value of these properties. <br /> This letter will serve as an "opinion of value" and is in no way intended to be an <br /> appraisal of these properties. If an appraisal is needed at sometime, we can certainly <br /> assist with that. But at this point in time, we are just trying to determine a range for <br /> the fair market value of these properties. <br /> Property #1 - This property is located at 387 loth Street, Carbondale. The <br /> subject property contains 6.72 acres and is zoned C-2 under the <br /> Town of Carbondale zoning regulations. C-2 zoning is the most <br /> liberal commercial zoning and allows for a variety of uses <br /> including Industrial/Retail/Wholesale such as office building, <br /> wholesale and retail establishments, construction and contractor <br /> yards, bottling plants, and fabrication operations and others. <br /> The property is presently being used as an assembly site for log <br /> homes which is utilizing only a small portion of the property. <br /> The balance of the property has in the past been used as a site <br /> for the fabrication shops for the Mine Services division of Mid- <br /> Continent Resources. There are currently four buildings on the <br /> property. Two large shops containing 7,200 square feet and 6,000 <br /> square feet, respectively, and two small office type buildings, <br /> 16'X16'and 24'X12', respectively. All the improvements are in fair <br /> condition and most of the construction of these buildings took <br /> place in approximately 1962. Most of the site is covered with <br /> scrap steel and iron. It appears the reclamation process is taking <br /> place to clean up all the metal from the site. It is not <br /> understood how long this reclamation process will take. It has <br /> not been determined if there may be any underground storage <br /> tanks or whether any of the surface soil may be subject to any <br /> contamination by any materials stored on the property. <br />
