The compiled sales indicate a range of prices between
about $5,000 per acre to about $11,600 per acre.
5. It is my understanding that the offer on the Rockdust
Plant real property is $147,600, which is about $8,600 per acre.
6. It is also my understanding that the proposed contract
requires that $40,000 of the sale price be withheld to ensure the
cleanup of the site and the demolition of structures.
7, If $40,000 is withheld and ultimately spent to clean up
the site or demolish the structures, then the effective salix
price would be $107 , 600, which is about $6,000 per acre.
thousand dollars per acre falls at the low end of the range of
prices I compiled.
f
