Parcel
Acreage
Flatiron Sand and Gravel Company
Parcel number 80525000028
0.24
Weld County 80' parcel between Colorado Southern
Railroad and SW Ponds
2,31
Weld County Poudre Trail
Parcel numbers 80536100016 and 80536100017
1.18
35 Avenue Stormwater ditch not included
Parcel numbers 80536000048 and 80536000050
3.38
Mr. Peter Hays
RE: City of Greeley M- 2002 -020
March 16, 2012
application form lists the total surface acreage to be included in the permit as 295 acres.
It also states in the application, "The total site will include approximately 302 acres,
less 7 acres south of F Street, or 295 acres." It is assumed that the 7 acres includes the
Thissen II LLC Parcel #80536303001 and the Thissen II LLC Parcel #80536303002. A
site acreage analysis from the Weld County Assessor's Office verifies that the permit
area of 295 acres does not include the area south of F Street (site acreage analysis
attached).
In 1990, approximately 2.71 acres were released from the northeast corner of the Greeley
West Pit and in 2002 the northwest reservoir area including 89.16 acres was released
from the permit area. Therefore, the current Greeley West Pit permit area is 203.13 acres
and does not include the area south of F Street. It is believed, however, that the original
permit boundary did include the 35 Avenue right -of -way and the 35 Avenue
stormwater ditch. The right -of -way was included in the 2002 acreage release.
The table below lists the property included in the existing Greeley West Pit that is not
included in the 25 Avenue Site amendment application.
The total Greeley West Pit acreage not included in the 25 Avenue Site amendment
application is 7.11 acres. The amendment area is 197.51 acres. These two areas add up
to 204.62 acres, approximately 1.5 acres greater than the existing Greeley West Pit permit
area of 203.13 acres. However, the 25 Avenue Site amendment area also includes the
"notch" property on the east side of the property, an area of unknown size. The notch
acreage and inaccuracies of the 295 acre original permit area likely comprise the 1.5 acre
difference in areas. Areas of the Greeley West Pit not included in the amendment are
highlighted in red on the attached Exhibit C -1.
3. The amended 25 Avenue Site will not include the entire Greeley West site. A metes and
bounds for the amended 25 Avenue Site is attached in the revised Exhibit A.
4. A revised application form is attached. The authorized signer and Applicant/Operator is
Jon Monson with the City of Greeley. A letter has also been included asking that all
permit correspondence be sent to Jim Hall, not just inspection contact information.
5. See #4 above.
