2.04.3 General Requirements: Site Description and Land Use Information <br />(2) <br />(a) Industrial, Combination Rangeland and Fish/Wildlife, and Fish and <br />Wildlife Habitat are the land uses of the permit and adjacent area and <br />the area to be affected by the surface facilities. Map 7, Premining and <br />Postmining Land Use is included in the permit document in Volume II. <br />(b) (i) The variety of uses in the area to be affected by the surface <br />facilities before any mining is very limited. The majority of the barren <br />lands east of Reed Wash are limited to some future industrial use, and <br />a small portion of land will be fish & wildlife habitat. The lands west of <br />Reed Wash are suitable for combination rangeland and fish & wildlife <br />habitat. The western area's only use has been a combination of <br />Rangeland and Fish & Wildlife habitat. The wetland areas along with <br />Reed Wash and Loma Drain are important to wildlife habitat. <br />(ii) The productivity of the land to be affected by the surface facilities is <br />limited to the lands west of Reed Wash since the lands to the east are <br />virtually barren. The soil type on the lands west of Reed Wash to be <br />affected by the surface facilities are primarily Billings Silty Clay Loam, <br />0 to 4% slopes. According to the 1955 Grand Junction Area Soil <br />Survey, under a high level of management each acre of this soil type <br />can produce 50 bushels of corn, 3.5 tons of alfalfa, 52 bushels of oats, <br />35 bushels of wheat, 1,500 pounds of beans, 140 bushels of potatoes <br />or 9.6 tons of tomatoes. <br />Based upon the soils report, it is unlikely this production could be <br />achieved on this particular land because of the very highly sodic nature <br />of the soils. <br />(3) The proposed permit area has not been previously mined. <br />(4) Lands east of Reed Wash are zoned 1 -2. The Mesa County Land <br />Development Code, Zoning Districts states: The 1 -2, General Industrial District <br />is primarily intended to accommodate areas of heavy and concentrated <br />fabrication, manufacturing and industrial uses. The district is appropriate for <br />Permit Application 2.04 -3 04/11 <br />
