THIS DEED is made by RUTH CASE, Personal Representative of the Estate of
<br />VANER NYGREN, a/k/a VANER E. NYGREN and VANER EDWARD NYGREN, deceased,
<br />Grantor, to FRANK L. NYGREN and DONNA F. NYGREN, Grantees, Joint Tenants,
<br />whose address is P.O. Box 102, Nucla, Colorado, 81424,
<br />WHEREAS, the above -named Decedent in his lifetime made and executed his Last
<br />Will and Testament dated Juno 29, 1965, which Will was duly admitted to informal probate
<br />on January 8, 1997, by the District Court in and for the County of Montrose, and State of
<br />Colorado, Probate No. 97 PR 3, Division IPF; and
<br />WHEREAS, Grantor was duly appointed Persona( Representative of said Estate on
<br />January 8, 1997, and is now qualified and acting in said capacity;
<br />NOW THEREFORE, pursuant to the powers conferred upon Grantor by the
<br />Colorado Probate Code, Grantor does hereby sell, convey, assign, transfer and set over
<br />unto Grantees for and in consideration of Seventy -eight Thousand Dollars ($78,000.00), the
<br />following described real property located in the County ofMontrose, State of Colorado:

<br />the Section Line; Thence North 89° 30' 00" West, 530.73 Feet;
<br />Thence North 0° 22' 00" West, 480.52 Feet; Thence North
<br />78° 21' 00" West, 149.76 Feet; Thence North 74° 35' 00" West,
<br />509,00 Feet; Thence South 36° 33' 00" West, 1609.9 Feet to
<br />South Line of said N1/2 SEI/4; Thence South 89° 50' 00" East,
<br />2138.00 Feet Along Subdivision Line to the Point of Beginning.

<br />Wherever used herein, the singular shall include the plural, and the masculine gender
