22. Breach. Breach of this Lease shall consist of failure by a party to observe orperform any <br />of its obligations, covenants, conditions, representations or warranties pursuant to this Lease, where <br />such failure is not remedied timely, as provided in Paragraph 14, above, upon written notice thereof <br />from the nonbreaching party to the breaching party. <br />23. Governmental Immunity. The parties understand and agree that the monetary limitations <br />and all other rights, immunities and protections provided by the Colorado Governmental Immunity <br />Act, C.R.S. § 24-10-101 et seq., as amended from time to time, may apply to actions arising from <br />or related to this Lease. <br />24. Benefit.
