•
•
Matheson
/ Mining
Consultants, Inc.
250 High Peaks Ranch Road, Coaldale, Colorado
Bennett and Rogers Bailey
March 6, 2008
2801Youngfield Street, Suite 171
Golden, CO 80401 -2266
303 -456 -5638
Toll Free 888 -456 -5638
Fax 303 -456 -5639
www.mathesonmining.com
The Bailey property was inspected in the order listed below. This residence was unfinished and
unoccupied.
Residence Exterior
Loose or missing mortar was noted behind the brick facing on the garage front (east side). This was
noted on either side of each garage door entrance. There was a minor crack in the garage slab at the
east end of the expansion joint that runs east/west to the south most garage bay entrance. A crack
was noted in a brick near the southwest corner on the south side of the residence. A crack was
noted in a brick near the north most entrance on the west side (not the main entrance). The brick is
located below the door one brick and one brick to the north. There were many cracked bricks
located on the west side of the garage. These cracks were minor cosmetic cracks. The majority of
the cracked bricks are located around or near the garage windows on the west side. See the DVD
for details.
Garage Interior
The garage slab contained minor slab cracking. There was a minor crack in the middle of the north
garage bay entrance. This cracks extended eight feet to the west before splitting north/south toward
the middle garage bay and terminating at the expansion joint. The north extension ran all the way
over to the foundation wall on the north side of the garage. The west end of the expansion joint
located in the middle garage bay was not cut to the end of the slab and had cracked the remaining
four inches to the end of the slab. A similar crack was noted at the end of the north/south expansion
joint in the middle of the garage slab. This joint terminated at the basement wall near the basement
entrance from the garage. A long minor crack was noted in the slab beginning at the south side of
the southern most garage bay entrance and extended into the center of the east half of the south
garage bay. The garage slab was uneven near the center of the south and center garage bays. See
the DVD for details. The expansion joint located on the north side of the middle bay was cracked at
the east end of the joint where it was not cut all the way to the end of the slab.
Residence Interior
The interior concrete slab contained minor slab cracking throughout the basement level. All of
these cracks are thoroughly documented on the DVD. The expansion joints in the basement were
similar to the garage in that where they were not cut and the end of the expansion joint was cracked.
The remained of the interior was unfinished and no other significant damage was noted.
