If the overall proposal is <br />in conformance with residential zoning, it may be allowable with an appropriate Land Use <br />Permit. <br />The associated Land Use Permit required would be determined by the nature and details of <br />the proposal. Those details would include, but not be limited to: commercial or industrial use <br />(what type of storage? Would it be for equipment or cars or personal items ?) What is the size <br />of the storage facility? Elevation drawings? How many trips will the use generate? <br />The use will require one of 2 Land Use Permits: Conditional or By Right. Again, the required <br />permit would be determined by the nature of the use. A Conditional Use Permit requires 2 <br />public hearings; a Use By Right does not require any hearings (unless a variance is <br />involved). Either permit requires full planning and construction details including grading and <br />drainage details PRIOR to excavating or construction or use of the property for this purpose. <br />Applications may also require engineered structural drawings. All structures must meet the <br />building code and apply for a building permit. <br />Processing time for these permits depends on staff workload and the completeness of your <br />application. Once all required materials are received it can take 6 weeks to complete a review <br />or more if public hearings are required. <br />As part of the permit application to the County, you will need to submit all information <br />regarding any State permits in process or applied for. All County permits are subject to State <br />approval of any required permits. <br />I hope this helps illustrate the process.
