July 12, 2011
Dale Schmidt
355 River Run Drive
Pagosa Springs, CO 81147
Dear Mr. Schmidt,
Archuleta County
Planning Department
1122 Highway 84
P. 0. If the overall proposal is
in conformance with residential zoning, it may be allowable with an appropriate Land Use
Permit.
The associated Land Use Permit required would be determined by the nature and details of
the proposal. Those details would include, but not be limited to: commercial or industrial use
(what type of storage? Would it be for equipment or cars or personal items ?) What is the size
of the storage facility? Elevation drawings? How many trips will the use generate?
The use will require one of 2 Land Use Permits: Conditional or By Right. Again, the required
permit would be determined by the nature of the use. A Conditional Use Permit requires 2
public hearings; a Use By Right does not require any hearings (unless a variance is
involved). Either permit requires full planning and construction details including grading and
drainage details PRIOR to excavating or construction or use of the property for this purpose.
Applications may also require engineered structural drawings. All structures must meet the
building code and apply for a building permit.
Processing time for these permits depends on staff workload and the completeness of your
application. Once all required materials are received it can take 6 weeks to complete a review
or more if public hearings are required.
As part of the permit application to the County, you will need to submit all information
regarding any State permits in process or applied for. All County permits are subject to State
approval of any required permits.
I hope this helps illustrate the process. Prior to commencing construction or excavation, you
should contact planning and building departments with the details of your plan to head off any
potential problems.
If you have any questions, please feel free to contact me.
Best regar
Cindy S• ultz
Acting Pi.,nin.
