<br />11. C osing Costs. Centennial and Cooley shall pay their respective closing costs, if any, <br />except as may otherwise be provided herein. <br />12. Non-Merger and Survival. This agreement shall survive the delivery. of the deed <br />provided for, in paragraph 3.A.(1) and shall not be defected by the doctrine of merger. <br />13.
