<br />Frentress Ranch, LLLP, a Colorado limited liability limited partnership ("Grantor"),
<br />whose address is Post Office Box 282, Hayden, Colorado 81639, forTEN DOLLARS ($10.00)
<br />and in consideration of the liquidation of their interests in Frentress Ranch, LLLP*, in hand
<br />paid, hereby grants, sells and conveys to Kurt B. Frentress and Yvonne Frentress
<br />("Grantees"), as tenants-in-common, whose address Post Office Box 282, Hayden, Colorado
<br />81639, all of its right, title and interest in the following real property in the County of Routt,
<br />State of Colorado, to wit:
<br />SEE LEGAL DESCRIPTION ATTACHED AS EXHIBIT A AND
<br />INCORPORATED HEREWITH
<br />Together with all appurtenances, hereditaments, and improvements, and all the
<br />estate, right, title, interest and claim and demand of the Grantor either in law or equity, of, in
<br />and to the above bargained premises and that the same are free and clear from all former
<br />and other grants, bargains, sales, liens, taxes, assessments, encumbrances and restrictions
<br />of whatever kind or nature except: property taxes for the current and subsequent years and
<br />easements, encumbrances and restrictions of record.
<br />Grantor, for itself and its successors and assigns, covenants that Grantor will warrant
<br />and defend the title to Grantees, their heirs, successors and assigns, against all persons,
<br />that at the time of making of this instrument, and that Grantor is lawfully seized of an
<br />indefeasible estate in fee simple in and to the property therein described and has good right
<br />and full power to convey the same, the same is free and clear from all liens, and Grantor
<br />warrants to the Grantees and their heirs, successors and assigns the quiet and peaceable
<br />possession of such property and will defend the title thereto against all persons who may
<br />lawfully claim the same.
