Area of required landscaping: Although limited landscaping may be required for this type of <br />facility, the perimeter of the site has been fenced, with steel panel fence supported by brick <br />pillars, to limit access and to reduce the visibility of the site. Native grass and 48 mature <br />trees have been planted Hwy 85/87 frontage area and retaining walls have been built to <br />protect the railroad right-of-way adjacent to our operation. The site has met or exceeded <br />the landscaping requirements for this type of facility. <br />15. Proposed access locations: As shown on the maps, the main access is from Hwy 85/87 in <br />the southern portion of the property. Addition access is provided from Wabash St. and <br />crossing property that is within the Colorado Springs city limits. No additional access is <br />planned for the site. The asphalt plant, with its current special use permit, operates 24 <br />hours per day and 7 days per week in order to accommodate the needs of both private and <br />governmental projects. Access to the site is made via Hwy 85/87. State highway access <br />improvements, completed by Rocky Mountain Materials, include acceleration and <br />deceleration lanes in both directions to accommodate current traffic volumes. We <br />anticipate no additional impact to traffic or the surrounding area as a result of this <br />application. <br />It is also important to note that since the issuance of the original permit in 1995, there have <br />been no complaints from the surrounding neighbors or governmental agencies, to include <br />the Colorado Department of Public Health and Environment. This facility is very compatible <br />with the surrounding area, which includes, other asphalt plants, the City of Colorado Springs <br />gravel and recycling yaFd, concrete plants, junk yards and criminal justice/detention <br />facilities. It is Rocky Mountain Materials intent desire to bring this site into compliance with <br />current El Paso County zoning requirements as requested by the county planning <br />department.
