3 Site Description <br />3.1 Property Description <br />The Site is located approximately 500 feet east of the South Platte River and borders the <br />highway E-470 to the north and Brighton Blvd along the eastern boundary. The Site is <br />what remains of the gravel mining activities and is vacant land. The nearest residential or <br />occupied structures are approximately 150 feet to the south on property owned by a Frei <br />Family member, and 2 other homes on properties not owned by Frei Family members. <br />To the north, on the far side of E-470 is a residence. Additional residences are located <br />south along Brighton Blvd. The Site's fill area is a large excavated gravel pit that will be <br />re-contoured, modified and lined with clay. <br />West of the Site is a former gravel pit and is currently a pit-lake. West of the pit-lake is <br />the South Platte River. Further to the south east, approximately 500 feet, is a gravel <br />mining and filling operation owned by Brannon Sand & Gravel. Many of these features <br />can be seen on the site location maps in Appendix II. <br />3.2 Site Location <br />The Site's entrance is at 13305 Brighton Blvd, Henderson, Colorado. The Site's fill area <br />is located approximately 400 yards north of the entrance. A Site location map is shown <br />in Appendix II. <br />3.3 Surrounding Properties <br />The only properties that are immediately adjacent to the Site's fill area are owned by <br />members of the Frei Family, and the owners of the other two adjacent homes that have <br />not expressed concern for the proposed property development as an inert fill. The <br />surrounding property uses are groundwater recreational lake to the west, agricultural and <br />mining to the east and southeast, and E-470 to the north. A mixture of vacant land, <br />mined out gravel pits, scattered older single family homes are in the surrounding area. <br />The closest residential property is a Frei family member in the house approximately 150 <br />feet to the south. <br />3.4 Location Restrictions <br />3.4.1 Airports <br />Restrictions for airports are not required for the inert fill operations. Only non- <br />putrescible materials are to be placed on the Site and there are not any concerns with <br />birds, but regardless, the Site is located approximately 10 miles from any airport. <br />• <br />AFS Frei-Henderson Inert Fill Page 6 of 23 <br />MOLEN & ASSOCIATES, LLC
