<br />THIS DEED is riade by, Virginia Babcock, as Personal Representative of the Estate of Homer D.
<br />Chambers, deceased, `Grantor, to Virginia Babcock, 500 North Minor, East Wenatchee,
<br />Washington, 98802 as to, an undivided 1/3 interest, Sherry L. Ramin, P.O. Box 299, Waterville,
<br />Washington 98858 as to an undivided 1/3 interest and Cindy L. Martin, 231 North Emerson,
<br />Wenatchee, Washington 98801 as to an undivided 1/3 interest.
<br />WHEREAS, the Last Will and Testament of the above -named decedent was made and
<br />executed in the lifetime of the decedent, and is dated October 31; 1990, which Will was duly
<br />admitted to Ancillary probate on April '1 R, 2001, by the Probate Cow! in and for the County of
<br />Adams, State of C'olot ido; probate No. E,1 PR 1 -i ;
<br />WHEREAS, Grantor was duly appointed Personal Representative of said Estate on April
<br />18, 2001, and is now qualified and acting in said capacity.
<br />NOW THEREFORE, pursuant to the powers conferred upon Grantor by the Colorado
<br />Probate Code, Grantor does hereby sell, convey, assign, transfer and set over unto said Grantees in
<br />the Will entitled to distribution, namely Virginia Babcock as to an undivided 1/3 interest, Sherry L.
<br />Ramin as to an undivded 1/3 interest and Cindy L. Martin as to an undivided 1/3 interest all right
<br />title and interest. in and to all .oil, gas and other minerals in and under and that may. be. produced
<br />from the following described property in the County of Elbert, State of Colorado to wit:
<br />S %2 NW '/4 SW '/4 of Section 28 Township 9 South Range 57 West of the 6' P.M.
<br />together with the right of ingress and egress at all times for the purpose of operating
<br />and developing said lands for oil, gas, and other minerals, and marketing. the same
<br />therefrom with the right to remove from. said lands all of Grantee's property and
<br />improvements, including the release and waiver of the right of homestead.
<br />Grantor agrees to execute such further assurances as may be requisite for the. ful
<br />and complete enjoyment - of the righi§ - zierein granted and likewise agrees that -
<br />Grantee herein shall have the right at any time to redeem for said Grantor by
<br />pay ment, any mortgage, taxes, or other liens on the above described land, upon
<br />default ri payment - by Grantor, and - be subrogated to the rights of the holder thereof.
<br />TO HAVE AND TO HOLD the above described property and easement with all and
<br />singular the rights, privileges, and appurtenances thereunto or in anywise belonging to the said
<br />Grantee herein his successors, and assigns forever.
