Bankard Sandy Loam soils have moderately rapid <br />permeability and low available water capacity. Surface runoff is slow and erosion hazard by wind <br />and water is low. Wetland 1, 2, 3, 6 and 7 occur in this soil type. <br />Colombo Clay Loam, 0 -1 percent (map unit 19) - and are located on the upper terrace of the <br />Poudre River floodplain. Colombo Clay Loam soils are deep, well drained soils on flood plains <br />formed in stratified calcareous alluvium. Typical surface layers consist of dark grayis brown clay <br />loam about 14" underlain by a layer of very pale brown loam stratified with lenses of fine sand, <br />medium snad and clay loam to 60". Colombo clay loam soils have moderately permeability and <br />the high available water capacity. Surface runoff is slow. The hazard of erosion by wind and <br />water is low. Wetland #7 occurs in this soil type. <br />Kim Loam, 1- 3 percent (map unit 32) - A small strip of Kim Loam soils occurs through the <br />center of property above the Poudre River floodplain. These are deep, well drained soils on <br />smooth plains and alluvial fans formed in mixed eolian deposits. A typical surface layer is brown <br />and pale brown loam about 12 inches thick underlain by pale brown loam and pale brown fine <br />sandy loam to 60 inches. Kim loam soils have moderate permeability and high available water <br />capacity. Surface runoff is medium and erosion hazard is low. <br />Nunn Clay Loam, 0 -1 percent (map unit 41) - This soil type occurs on the south side of the <br />]Poudre River. These are deep, well drained soils on smooth plains and terraces formed in mixed <br />alluvium and eolian deposits. A typical surface layer is grayish brown clay loam about 14 inches <br />thick underlain by clay loam and sandy loam to 60 inches. Kim loam soils have moderately slow <br />permeability and high available water capacity. Surface runoff is slow and erosion hazard is low. <br />Olney Fine Sandy Loam, 0 -1 percent (map unit 46) - This soil type occurs on the northern <br />portion of the property. Olney Fine Sandy Loams consists of deep, well drained soils that are <br />formed in mixed outwash deposits. A typical surface layer is grayish brown fine sandy loam <br />about 15 inches thick underlain by very pale brown, calcareous fine sandy loam to 60 inches. <br />Olney soils have moderate permeability and moderate available water capacity. Surface runoff is <br />slow and erosion hazard is low. <br />Otero Sandy Loam, 0 -1 percent (map unit, 50) - This soil type occurs on the northeast side of <br />the property. Otero Sandy Loam soils consists of deep, well drained soils and are formed in <br />mixed outwash and eolian deposits. Typical surface layer is brown sandy loam about 12 inches <br />thick underlain by pale brown calcareous fine sandy loam to 60 inches.
