A 21.305 acre tract of land, being a portion of the E1/2SE1/4NE1/4
of Section 17, and of the S1/2N1/2 of Section 16, Township 1 North,
Range 80 West of the 6th Principal Meridian, Town of Kremmling,
Grand County, Colorado, being more particularly described as
follows:
Beginning at an aluminum capped 1/2" rebar stamped PLS425971, being
the northwest corner of a certain Parcel 1 as described by Mountain
West Surveys, Inc. dated April 15, 1983, whence the N1/4 corner of
said Section 17, being a carriage bolt in pavement, bears N56-52--
1611, a distance of 3013.90 feet;
Thence S76-20-1.7E, a distance of 359.09 feet to a point being the
northeasterly corner of said Parcel 1;
Thence S76-20-17E, a distance of 1522.42 feet, to the northeasterly
corner of Parcel 2, being an aluminum capped, 1/2" rebar stamped
PLS1#25971, whence the northeast corner of said Section 17, being a
1953 BLM brass cap bears N40-51-06W, a distance of 2633.19 feet;
Thence S13-39-43W, a distance of 459.50 feet, to the southeasterly
corner of Parcel 3, being an aluminum capped, 1/211 rebar stamped
PLS$25971;
Thence N77-31-53W, a distance of 1455.01 feet, to the southwesterly
corner of said Parcel 3, being an aluminum capped, 1/211 rebar
stamped PLS#25971;
Thence Sa9-49-57W, a distance of 394.34 feet, to the southwesterly
corner of said Parcel 1, being an aluminum capped, 1/211 rebar
stamped PLS#25971;
Thence N00-57-OOE, a distance of 441.47 feet, to an aluminum
