Water Well, Fenced Shrub Plots, Stock Ponds, and Misc. Boundary and Grazing Fences. <br />As defined, all of these structures are associated with agriculture and are recognized as <br />Agricultural Accessory Uses and Structures - thus Uses By-Right. With the proposed <br />uses and support letters from the landowners, continuation of these elements does not <br />conflict with Zoning Regulations. <br />Access and Light Use Roads. As proposed, I do not foresee any Zoning Regulations <br />compliance issues. With the landowner support letters and the desire to keep these roads <br />to access property and agricultural operations, continuation of these elements does not <br />conflict with Zoning Regulations. <br />Shop and Storage Areas. The transformation of the use of the shop and storage area from <br />mining support to agricultural would bring the use into conformance with the Zone <br />District Regulations under the Agriculture and Forestry Zone District. After the <br />reclamation is completed, any non-agricultural uses within the shop and storage area will <br />require compliance with Routt County Zoning Regulations and may require a County <br />permit. With the description in the attached report, the structure complies with the Routt <br />County Zoning Regulations. <br />Powerline and Substation. Since the powerline and substation are in place to support the <br />shop and otherwise do not appear to conflict with Zoning Regulations, continuation of <br />these elements does not conflict with Zoning Regulations. <br />Sediment Ponds. It is understood by the attached description that the sediment ponds are <br />to meet state and federal water quality standards and that the proposed use is to be <br />agricultural in nature.
