intersection with State Highway 3, the tract owners may need to get anaccess permit.
from the Colorado Department of Transportation.
Any other use of these tracts for more than a single' residential unit on each of the
currently platted parcels would require additional planning reviews which, depending
upon what is proposed, may involve annexation to the City or,-at the least, a joint review
pursuant to an Intergovernmental Agreement (IGA) for joint planning .between the City
and the County. Annexation would be dependant upon contiguity of the property
involved with the current City' limits. There is also the very real possibility that the
Oakridge property will, develop iri total as a single parcel (combining all or part of the
previously platted, 3 5 -acre parcels) as a much more *intense development containing a mix
of residential and non'residential uses; which is what is envisioned by the City's
Comprehensive Plan for this area. If that were to be the case, annexation into the City
would be required.
Please contact me via email at- bowierigco.laplata.co.us or at my phone number 970-382-
6266 if you have any question's.
Sincerely,
/ CL
Robert J.
