intersection with State Highway 3, the tract owners may need to get anaccess permit. <br />from the Colorado Department of Transportation. <br />Any other use of these tracts for more than a single' residential unit on each of the <br />currently platted parcels would require additional planning reviews which, depending <br />upon what is proposed, may involve annexation to the City or,-at the least, a joint review <br />pursuant to an Intergovernmental Agreement (IGA) for joint planning .between the City <br />and the County. Annexation would be dependant upon contiguity of the property <br />involved with the current City' limits. There is also the very real possibility that the <br />Oakridge property will, develop iri total as a single parcel (combining all or part of the <br />previously platted, 3 5 -acre parcels) as a much more *intense development containing a mix <br />of residential and non'residential uses; which is what is envisioned by the City's <br />Comprehensive Plan for this area.
