<br />a/k/a OPAL P. SIN MONS of the County of Montezuma, and State of Colorado, grantor, and
<br />ELDON A. SIMMONS, LINDA L. Sff"ONS, and ANDREW K. SI14MONS, whose legal

<br />WITNESS, that the Grantor, for and in consideration of the sum of TEN DOLLARS AND

<br />fret East of the West quarter corner of said Section 31, thence North at right
<br />angles a distance of 420.0 feet, thence east and parallel to the South line of said
<br />NW/4 a distance of 1179.6 feet, to a point on the West right of way line of U.S.
<br />Highway No. 160 as now. constructed, thence South 55050' West 507.6 feet to ,a
<br />point on the South line of said NW/4, thence West along the said South line of
<br />said NW/4 a distance of 894.6 feet, more or less to the point of beginning, said
<br />exception containing 10 acres more or less. The land conveyed herein containing
<br />approximately 130 acres more or less, together with any and all improvements
<br />thereon situate: ALSO conveying all ditch, and ditch rights, water and water rigbjsy

<br />decree of the District Court of Montezuma County entered May 1, 1893 and a ii
