<br />THIS DEED, Made this 21'r day of May, 2008, between OPAL PAULINE: SIMMONS,
<br />a/k/a OPAL P. SIN MONS of the County of Montezuma, and State of Colorado, grantor, and
<br />ELDON A. SIMMONS, LINDA L. Sff"ONS, and ANDREW K. SI14MONS, whose legal
<br />address is39036 Hwy. 160, Mancos, CO 81328, grantees:
<br />WITNESS, that the Grantor, for and in consideration of the sum of TEN DOLLARS AND
<br />OTHER GOOD AND VALUABLE CONSIDERATION, the receipt and sufficiency of which is
<br />hereby acknowledged has granted, bargained, sold and conveyed and by these presents does grant,
<br />bargain, sell, convey and confirm unto the Grantees,. their heirs and assigns forever, aU the real
<br />property, together with improvements, if any, situate, lying and being in the County of Montezuma
<br />and State of Colorado, described as follows:

<br />West, N.M.P.M. lying West: of -the West boundary line of U.S. Highway No. 163
<br />as now constructed, EXCEPT.' that part described as beginning at a point 874.1
<br />fret East of the West quarter corner of said Section 31, thence North at right
<br />angles a distance of 420.0 feet, thence east and parallel to the South line of said
<br />NW/4 a distance of 1179.6 feet, to a point on the West right of way line of U.S.
<br />Highway No. 160 as now. constructed, thence South 55050' West 507.6 feet to ,a
<br />point on the South line of said NW/4, thence West along the said South line of
<br />said NW/4 a distance of 894.6 feet, more or less to the point of beginning, said
<br />exception containing 10 acres more or less. The land conveyed herein containing
<br />approximately 130 acres more or less, together with any and all improvements
<br />thereon situate: ALSO conveying all ditch, and ditch rights, water and water rigbjsy
<br />pertaining thereto, including 2 c.fs., Priority No. 13, Rio Mancos, according to
<br />decree of the District Court of Montezuma County entered May 1, 1893 and a ii
<br />interest in the Carpenter and. Mitchell Ditch, and 60 acre feet of Jackson Gulcla

<br />LESS AND EXCEPT Deeds'recorded in Book 224 at Page 70, Book 400 at Page
<br />341, Book 480 at Page 423, and at Reception No. 462709 of the records of this
<br />Montezuma County Clerk and Recorder.
