Attached is a copy of the application for Builders Aggregate, Inc. The names have <br />been changed on the application to match the corporate filing, <br />2. The buffer zone has been armored adjacent to the river for the entire length of Builders <br />Aggregate, Inc property and that which now belongs to J & J Concrete. The 30-foot <br />buffer has been adequate for many years and has only failed once, during the 1965 flood <br />which was greater than a 100-year event. The reason Builders Aggregate was flooded <br />during the 1965 event was the bridge over the river that the State of Colorado built failed <br />and formed a dam, thereby damaging Builders Aggregate property and the City of Fort <br />Morgan's property. <br />3. The goal to reclaim the site to industrial uses is allowed by current Morgan County <br />Zoning Regulations. If any new structures are constructed on site for future industrial <br />uses, they will have to conform to whatever are the current rules and regulations of <br />Morgan County at that time and any building codes that may be adopted and enforced at <br />that time. They will also be required to submit proper construction drawings and be <br />subject to inspection by Morgan County, <br />Q002/010 <br />4. When the site is properly reclaimed, the Morgan County Extension Agent will <br />required that we use a local seed mix that he feels is best suit for this area.
