<br />• GENERAL WARRANTY DEED
<br />TMS DEED is dated November 2, 2007, and is made between MARGARET V. MORTON,
<br />LARRY L. STEVENS, AND ROBERT J. STEVENS (whether one, or more than one) the "Grantors"
<br />and MORTON LAKES, LLC, a Colorado limited liability company, the "Grantee", whose legal address
<br />is 4395 Washington Street, Denver, Colorado 80216.
<br />WITNESS that the Grantors, for and in consideration of the sum of Ten Doll are ($10.00) and
<br />other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged,
<br />hereby grant, bargain, sell, convey and confirm unto the Grantee and Grantee's assigns forever, all of
<br />Grantors' interests in the real properly, together with any improvements thereon, -including all sand: and
<br />gravel: and all other of Grantors' mineral interests not reserved hereunder;-located. in the County of Weld;
<br />State'of Colorado described as follows:

<br />SAVING AND RESERVING unto Grantors, and Grantors' heirs, successors and assigns, all of
<br />Grantors' interest in oil and gas rights, leases and royalty income from oil and gas production.
<br />TOGETHER with all and singular hereditaments and appurtenances thereunto belonging, or in
<br />anywise appertaining to the reversions, remainders, rents, issues and profits thereof, and all the estate,
<br />right, title, interest, claim and demand whatsoever of the Grantors, either in law or equity, of, in and to the
<br />above bargained premises;
<br />. TO HAVE AND TO HOLD the said premises above bargained and described, with. the
<br />appurtenances, unto the Grantee and the Grantee's heirs and assigns forever.
<br />• The Grantors, for the Grantors' heirs and assigns, do covenant, grant, bargain, and agree to and
<br />with the Grantee, and the Grantee's assigns: that at the time of ensealing and delivery of these presents,
<br />the Grantors are well seized of the premises above described; have good, sure, perfect, absolute and
<br />indefeasible estate of inheritance, in law and fee simple; and have good right, full power and lawful
<br />authority to grant, bargain, sell and convey the same in manner and form as aforesaid; and that the same
<br />are free and clear from all former and other grants, bargains, sales, liens, taxes, assessments,
<br />encumbrances and restrictions of whatever ldnd or nature whatsoever, SUBJECT TO all reservations,
<br />restrictions, easements and rights of ways of record, if any; oil, gas and other mineral
<br />conveyances and reservations, leases and assignments of record, if any; all zoning and land use
<br />rules and regulations of 'geld County, the State of Colorado and other governing bodies; all
<br />existing waterways, irrigation canals and laterals; and subject to real property taxes for 2007 and
<br />subsequent years.
<br />And Grantors shall and will forever WARRANT AND FOREVER DEFEND the above described
<br />premises, in the quiet and peaceable possession of Grantee and the heirs and assigns of the Grantee,
<br />against all lawfully claiming the whole or any part thereof.
