<br />appertaining and the reversion and reversions, remainder and remainders, rents, issues and profits thereof; and all the
<br />estate, right title interest, claim and demand whatsoever of the Grantor(s), either in law or equity, of, in and to the above
<br />bargained premises, with the hereditaments and appurtenances;
<br />TO HAVE AND TO HOLD the said premises above bargained and described with appurtenances, unto the
<br />Grantee(s), their heirs, successors and assigns forever. The Grantor(s), for himself, his heirs and successors and assigns,
<br />does covenant, and agree that it shall and will WARRANT AND FOREVER DEFEND the above-bargained premises in
<br />the quiet and peaceable possession of the Grantee(s), their heirs, successors and assigns, against all and every person or
<br />persons claiming the whole or any part thereof, by, through or under the Grantor(s).
<br />Subject to all taxes and assessments for the year 2008 and the matters stated in Section 13 (transfer of title) of the
<br />Contract to Buy and Sell Real Estate (a) those specific Exceptions described by reference to recorded documents as
<br />reflected in the Title Documents accepted by Grantee(s) in accordance with Section 8a (Title Review); (b) distribution
<br />utility easements (including cable TV); (c) those specifically described rights of thirdparties not shown by the public
<br />records of which Grantee(s) has actual knowledge and which were accepted by Grantee(s) in accordance with Section 8b
<br />(Matters not Shown by the Public Records) and Section 8c (Survey Review); (d) inclusion of the Property within any
<br />special tax district; and, (e) the benefit and burdens of any declaration andparty wall agreements, if any and (f) other:
