A weed control plan has been implemented in <br />accordance with current recommendations from state weed experts and is noted in <br />the covenants. The thistle will be sprayed annually by the HOA in common areas <br />and along roadways and the pond. Property owners may choose alternative <br />eradication methods for thistle provided that they meet some level of success in <br />reducing the amount of thistle on their parcel. The knapweed has to be sprayed <br />annually by the HOA in the HOA maintained areas and by the homeowners on their <br />parcels until it is brought under control. It may also be mowed at an appropriate <br />time if recommended. Then it must be monitored and maintained. Homeowners may <br />elect to have one weed control provider come to do the entire property and split <br />the cost equitably. Other noxious weeds that are identified must be control in <br />accordance with current recommendations and regulations. Weed control is also <br />included as a plat note. <br />Preserve Vegetation and Topography: The design of the proposed lots, <br />• building envelopes and open space areas have taken existing topography and <br />vegetation in to account and virtually all of what was existing will remain. Covenants <br />contain many provisions designed to protect existing vegetation. <br />Amenities: The amenities in the subdivision <br />consist of extensive commonly held and protected area available for use by <br />residents and wildlife. There are signage restrictions in the covenants. Building <br />envelopes are located in sunny areas should residents wish to utilize solar access <br />and the ACC would review plans for those building proposals with a mind to <br />conservation. <br />Setbacks: All county setbacks are met with <br />building envelope restrictions. The only exception to this would be the <br />recommended 400' setback from the well pad located on the north end of the <br />property. The mandatory 150' setback is present along with a plat note requiring <br />residents to sign a waiver in order to build within 400'. The majority of the building <br />envelope on Lot 6 is within the 400' feet, however, the design of this lot takes the <br />topography into account. The building envelone is on the other side of a small knoll <br />from the well pad, which is,additionally set down in a hollow. We believe that the <br />ground provides a large measure of protection from the well and the well itself <br />. should be barely visible from a home on Lot 6 - at least the lower floors. None of <br />the other lots are impacted in any manner except for some visual aspect across the <br />4
