<br />Drive East Suite 207, Englewood, CO 80112 ff;mntW), hereby sells and conveys to )Robert S.
<br />Dick and Kathryn E. Crawford, husband and wife, as joint tenants, having an address of PO
<br />Box 776236, Steamboat Springs, CO 80477 ("Grairwoo, the following described property in the
<br />County of Routt, State of Colorado, (the "Property"):
<br />Lots 8, 9 and 10, Trout Crook Valley, according to the plat thereof, fled
<br />September 20, 2005, at File No. 13536 of the Routt County, Colorado teal
<br />property records (the "Plat") with all appurtenances.
<br />Together with parpetual, non-exclusive easottients for the purposes of access, driveway, ingress,
<br />and egress from Routt County Road 29, on, over and across the common driveway tteeess
<br />casements traversing Lot 7, west and east of Routt county Road 29, for the benefit of and
<br />appurtenant to Lot 8, as shown on the Plat; anal, a perpetual, nonexclusive easement for the
<br />purposes ofaccoss, driveway, ingress, and egress featn Routt County Road 29, on, over and
<br />across the common driveway access easement traversing L*t 11, for the benefit of and
<br />appurtenant to Lot 10, as shown on the Plat.
<br />Grantor warrants the titre, to the Pnopcrty against all persons claiming under Grantor, subject to all.
<br />prior mineral reservations, conveyances, and severances of record; and all reservations, restrictions,
<br />encumbrances, caaenients, rights-of way and possessory orates of racord, including without
<br />limitation those item set forth in Exhibit A attached hereto. Not withstanding the forgoing, Grantor
<br />makes no warranties of title to any minoral interests in the Property.
