<br />For the consideration of Tcn Dollars ($10.00) and other consideration, in hand paid,
<br />Chevron U.S.A. Inc. a Pennsylvania corporation, having a mailing address of 1.16 Inverness
<br />Drive East Suite 207, Englewood, CO $0112 ("Gmutor"), hereby sells and conveys to )Robert S.
<br />Dick and Kathryn E. Crawford, husband and wife, as joint tenants, having an address of ISO
<br />Box 776236, Steamboat Springs, CO 80477 ("Grantees"), the fallowing described property in the
<br />County of lloutt, State of Colorado, (the "Property"):
<br />Lots S, 9 and 10, Trout Creep Valley, according to the plat thereof, filed
<br />September 20, 2005, at File No. 13536 of the Routt County, Colorado heal
<br />property records (the "Plat") with all appurtenances.
<br />Together with perpetual, non-exclusive easements for the purposes of access, driveway, ingress,
<br />and egress from Routt County Road 29, on, over and across the common driveway access
<br />casements traversing Lot 7, west and east of Routt county Road 29, for the benefit of and
<br />appurtenant to Lot S, as shown on the Plat; anal, a perpetual, non-exclusive easement for the
<br />purposes of access, driveway, ingress, and egress from Routt County Road 29, on, over and
<br />across the common driveway access easement traversing Lot 11, for the benefit of and
<br />appurtenant to Lot 10, as shown on the Plat.
<br />Grantor warrants the title to the Property against all persons claiming under Grantor, subject to all
<br />prior mineral reservations, conveyances, and severances of record; and all reservations, restrictions,
<br />encumbrances, easements, rights-of-way and possessory estates of record, including without
<br />(imitation those item sat forth in Exhibit A attached hereto. Not withstanding the forgoing, Grantor
<br />makes no warranties of title to any mineral interests in the Property.
