Favorable Environmental Factors for Recreation <br /> • - None of the ski area development would be visible <br /> from Highway 133 or any place in the Crystal River <br /> Valley unless an aerial tramway is constructed from <br /> near Redstone to the 9 , 633 ' point as mentioned in <br /> the report . * <br /> - The basic facilities are in place or can be readily <br /> modified to meet the needs of a ski area . <br /> - The annual precipitation varies from 25" to over 35" , <br /> mostly (70%) in the form of snow. ** <br /> - The Redstone Lodge and other existing overnight <br /> accommodations and restaurants in Redstone, as well as <br /> the ski area , would derive immediate benefits from such <br /> a development . <br /> - There are no endangered or threatened wildlife <br /> species within the area . ** <br /> - The elk calving area (nearest portion) in upper <br /> Braderich Creek is nearly 1 , 000 ' higher and a mile <br /> north of the preparation plant and road corridor along <br /> Coal Creek.** <br /> • - No winter game range is affected . ** <br /> - The higher mountain slopes and ridges are well- <br /> ventilated and have a very low air pollution potential . <br /> Lateral dispersion is unrestricted and the locations at <br /> higher elevations are above the level of immersion in <br /> adjacent valleys , allowing unimpeded vertical mixing . ** <br /> Uses defined in the Multiple Use Sustained <br /> Yield Act (P .
