2.Lrriyrle `7l~foun-taro
`I'r"oj~~ rtic~s
Don Nordlander
65930 Littleway
Montrose, Colorado S 1401
Dear Don.
..~ REAL ESTATE CO. =.
S i n c e t 9~ 2
1 /20/04
Thank you for contacting me regarding the Walker Ruby Mine properties. As a
follow up to our earlier conversations, the owner has decided to open the mine and
begin operations. The property consists of approximately 21 patented claims, 33
unpatented claims, 3 mill sites, the Ruby Walker Mine with proven gold reserves,
equipment, water rigl-its, mineral rights and buildings.
As 1 shared with you earlier, the property is not formally on the market at this time
but the owner has shared that he will look at qualified offers at 10 million. I believe
this is reasonable as I have been told by the owner, there is 20 million in gold ore
reserves in the mine. Over 7 million has been spent in testing, mapping, permitting,
and preparation by the owner. His intent is to open and resume mine operation.
They are waiting for winter snowpack to reach a point that access can be opened
~~ ithout concern for avalanche activity. The mine has operated in years past with
~iva(anche control. When access is opened up, mine operations will begin again.
Power and telephone service runs to the. property. Sneffels Creek flows through the
center of the property and is considered valuable for recreational, open space and
development purposes. Non profit groups would like to own the deeded land and 1
have learned that some will wo.k cooperatively with a mine operator.
Enclosed find a package on the property which we prepared for your use. We hope
it will be helpful to you. In the event you have additional questions and interest in
the property, we will assist you further. .
if you decide to write an offer on this property, please understand the owner is well
aware of what he has and he does not need to sell. We will assist you in all aspects
of the transaction with quality real estate services. `'Ve will work with you as a
Transaction Broker. If you work with Mr. Walker and with me, .you can expect
honest dealings and professionalism. Your business will be kept confidential from the
public eye. Please note other parties have also contacted us on this property. Thank
you for your interest and please confirm receipt of this package.
Sincerely;
~.,,
Ed Andrews„Broker/Owner C: Wallcer
i
,.;; ._
~.._-
'' ~=" Ed Andrews, President.
