Prepare a report documenting the findings and floodplain delineations of the <br /> impacts of the South Boulder Creek floodplain on the Flatiron Propem. <br /> ' PREVIOUS FLOOD STUDIES ON SOUTH BOULDER CREEK <br /> ' In order to analyze the floodplain conditions at the Property, Love & Associates <br /> reviewed several previously documented floodplain studies of South Boulder Creek. <br /> ' Following is a brief history of these earlier studies along with information pertaining to <br /> each study's findings. <br /> ' The earliest study obtained for South Boulder Creek was prepared in August, 1969, by <br /> ' the U.S. Army Corps of Engineers (Corps) entitled Floodplain Information Report for <br /> South Boulder Creek. This report published the results of a floodplain analysis for the <br /> ' Intermediate Regional Flood, approximately the 100-year flood based upon a flood <br /> discharge of 5,000 cubic feet per second (cfs) and the Standard Project Flood <br /> (approximately 500-year flood) of 9.400 cfs on South Boulder Creek. Flood profiles <br /> were developed from surveyed cross sections and the floodplain was delineated on <br /> U.S.G.S. 7 1/2 minute topographic maps with contour intervals of 10 to 40 feet. The <br /> floodplain generated during this analysis did not accurately trace the waters resulting <br /> ' from the flow split of South Boulder Creek which leaves the creek's floodplain and spills <br /> to the north and east of the Flatiron Property. <br /> The next documented floodplain analysis and master plan for South Boulder Creek was <br /> undertaken in December 1973, b} R. W. Beck and Associates under a contract with the <br /> ' -3- <br />
