1 <br /> r FLOODPLAIN ANALYSES OF SOUTH BOULDER CREEK <br /> AT THE FLATIRON PROPERTY IN BOULDER, CO <br /> ' INTRODUCTION <br /> As part of the University of Colorado's due diligence investigation of the 308-acre <br /> ' Flatiron Property (Property) in Boulder County, the University engaged the firm of Love <br /> & Associates, Inc., to undertake an engineering review of floodplain impacts of South <br /> ' Boulder Creek upon the Property. The Flatiron Property is located south of US Highway <br /> 36 (Boulder Turnpike) at Foothills Parkway, east of Highwav 93 and west of South <br /> Boulder Creek. Please refer to the Vicinity Map, Figure 1. The Property is adjacent to <br /> South Boulder Creek's 100-year floodplain as defined by the Federal Emergency <br /> tManagement Agency's (FEMA) Flood Insurance Rate Map (FIRM) dated June 2, 1995. <br /> The existing floodplain review undertaken by Love & Associates, Inc. and the additional <br /> hydraulic modeling performed was confined solely to the impacts of the South Boulder <br /> Creek 100-year floodplain on the Flatiron Property. Following is a brief summary of the <br /> scope of work for this project. <br /> ' A. Review the FEMA regulatory hvdraulic model (HEC-2) for accuracy as regards <br /> ' the Property. <br /> ' B. Prepare hydraulic models for two site conditions relating to the Flatiron Property <br /> which can be described as follows: <br /> Condition 1, 100-year South Boulder Creek floodplain with an interior <br /> ' 200-foot wide interceptor channel and no FEMA certified flood levee in place. <br /> 1 <br /> 1 ' <br />
