APPLICATION AND REVIEW PROCEDURE <br />• The applicant must cortnrlt with the Planning Staff of Lorimer County prior to filing an <br />application. This application is to be used gnly for Special Review and Rezoning Applications <br />' outside the Urban Growth Area (UGA) of Fort Collins and Loveland. <br />• Applications must be submitted for to 12:00 noon on the arbmitta] day or the application will <br />not be accepted. Submittal days are published annually by the Planning Department. <br />• Applications must be complete. Any application which does not contain all of the items listed <br />below will not be accepted or scheduled for review. All items must be pn:sem at the time of <br />submittal; no late materials will be accepted <br />' The application is reviewed by County Planning Staff, and by other review agencies who may be <br />affected by the project. It is then heazd by the Lorimer County Planning Commission. About one <br />month after this hearing, the Boart1 of County Commissioners will hold a public hearing on the <br />' proposal. They will make dte final decision on the proposal aher considering recommendations <br />from the Planning Stall, the Planning Commission other reviewing agencies, and public <br />testimony. <br />' Public input is encouraged throughout the review process. The applicant is provided a zoning <br />sign which must be placed on the subject property, post cards are sent to property owners within <br />' 500 feet of the site, and a legal notice is placed in the local paper by the Planning Deparument. <br />Il. APPLICATION REOUIItEMENTS <br />' The following items MUST be submitted <br />1. Plan Doarment Thirty (30) copies o(the plan. The preferred scale is 1"= 100', minimum scale <br />is 1" = 200'. ALL PLANS MUST BE FOLDED to tit inside o(a 9" x 12"envelope. The <br />' drawing must show the total property. This plan must include the following information on the <br />actual plan document (not as supplemental information): <br />A. Features of the property both existing and proposed structures, buildings, mods, <br />- panting, and all natural or man-made features. <br />~ B. Access to the site clearly shown and labeled (such as County Road _. State Highway, <br />Access Easement, etc.) Right-of-way widths should be shown. <br />~ C. Vicinity Map showing natural and manmade (eatures for the site and the surrounding <br />area in a one mile radius. LABEL ALL ROADS. Scale should be 1" = 2000' or <br />similar. A Coun[y Zoning Map or USGS is acceptable. <br />' ~ D. Miscellaneous items to be shown on the plat: <br />1. Boundaries o(the total development area. <br />X 2. Tme north indicated. <br />3. Section-Township-Range. <br />~ 4. Scale. <br />5. Roads and parking areas. <br />' X 6. Storage areas and proposed screening. <br />X 7. Utility lines <br />
