DESCRIPTION
A certain access road which t.s a portion of that parcel known as and
referred to as parcel No. 15-B, which parcel is described below and by this
reference made part hereof , which access road is a 100 foot right-of-way
bounded on the South by the Denver and Rio Grande Railroad right-of-way, and
bounded on the North by a line approximately 140 feet North bf and parallel to
the said Denver and Rio Grande Railroad right-of-way.
PARCEL NO. 15-B
A tract or parcel of land No. 15-B of the State Department of Highways,
Division of Highways, State of Colorado, Project No. I 70-2(10) , Unit 1,
containing 1.493 acres, more or less, in the N1/2 of the NW1/4 of Section 1,
Township 5 South, Range 85 West of the Sixth Principal Meridian, in Eagle
County, Colorado, said tract or parcel being more particularly described as
follows:
Beginning at a point on the centerline of the Eagle River from which the
northeast corner of Sec. 1, T. 5 S. , R. 85 W. bears N. 61°49'30" E. a distance
of 4,106.4 feet;
1. Thence S. 8°45'30" W. a distance of 84. 7 feet;
2. Thence along the arc of a curve to the right having a radius of
64.6 feet a distance of 67.3 feet (the chord of this arc bears
S. 38*36' W. a distance of 64. 3 feet) ;
3. Thence S. 68*26' W. a distance of 302.5 feet;
4. Thence along the arc of a curve to the left having a radius of
121.6 feet a distance of 160.8 feet (the chord of this arc bears
S. 30°33'30" W. a distance of 149.3 feet) ;
5. Thence S. 7°19'30" E. a distance of 48.2 feet to a point on the
northern right-of-way line of the Denver and Rio Grande Western
Railroad;
6. Thence N. 82°01'30" E. along the aforementioned right-of-way line
a distance of 100.0 feet;
7. Thence N. 7°19'30" W. a distance of 47.0 feet;
8. Thence along the arc of a curve to the right having a radius of
21.6 feet a distance of 28.6 feet (the chord of this are bears
N. 30°33' 30" E. a distance of 26.5 feet) ;
9. Thence N. 68*26' E. a distance of 302.5 feet;
10. Thence along the arc of a curve to the left having a radius of
164.6 feet a distance of 171.4 feet (the chord of this arc bears
N. 38*36' E. a distance of 163.8 feet) ;
11. Thence N. 8°45'30" E. a distance of 84. 7 feet to the centerline
of the Eagle River;
12. Thence along the centerline of the Eagle River N. 81°14'30" W.
a distance of 100.0 feet, more or less, to the point of
beginning.
