Box 701 <br />Loveland, Colorado 80537 <br />Dear Mr. Clark: <br />Please be advised that the property owned by Mr. Jake <br />Kauffman located in the S 1/2 of the NE 1/4 and the N 1/2 of <br />the SE 1/4 of Section 20, Township 5 North, Range 68 West of <br />the 6th P.M., Larimer County, Colorado, is zoned I-Industrial <br />District, according to the Comprehensive Zoning Resolution and <br />Map for Larimer County. Among the uses permitted by Special <br />Review in said district are sand and gravel extraction opera- <br />tions. Although our records do not show that the operation <br />has been approved through the Special Review procedure it is <br />apparent that the operation was in existence prior to May 18, <br />1977, when the I-Industrial Zoning District was amended to <br />include sand and gravel extraction under the Special Review <br />provisions. <br />Therefore, as a non-conforming use, the sand and gravel <br />extraction operation now in existence may continue without <br />further review by the County. <br />If you have additional questions on this matter, please <br />contact our office again. <br />Sincerelt~/~ <br />JOHN A.
