Siegrist <br />President <br />Siegrist Construction Company <br />6999 York Street <br />Cenver, Colorado 80229-7399 <br />Dear Bob: <br />In reference to your letter of November 26, 1985, may we offer <br />the following comments, notes, thoughts, etc. <br />We have felt all along that the potential for a well-done golf <br />course/ski lake/residential/business park community on your site <br />near the Del Camino Interchange was great. The visibility of <br />such a project coupled with easy access and potential water use <br />make it a seldom-realized combination. Had we been asked to <br />simply design a golf course on a piece of that land with no <br />other concerns, it would have been rather simple. However, you <br />have, to your advantage, a number of considerations and potentials <br />should you want to act upon them. These cause a certain degree of <br />difficulty in terms of design. <br />Obviously, you have a timing situation which has a huge impact on <br />any development of the site. Gravel is your business and it be- <br />comes the H1 reason for your ownership of the property. You must <br />acquire as much gravel as possible as a first priority. The market <br />for this product governs how fast you can mine the gravel and, thus, <br />how soon the land area is available for other use. The unusable <br />materials have properties which could have negative impacts on sub- <br />surface water flow and could not only have serious consequences on <br />downstream users but could affect your own use of your land. <br />lJe have visualized a multi-use development on your entire piece of <br />land. Potential uses include a golf course (18, 27 or 36 holes); <br />a ski lake; related water-based activities; residential development; <br />offices and very light commercial and industrial uses.
