Subject to the fore- <br />going provisions and conditions, this lease <br />shall inure to the benefit of and be binding upon <br />the successors or assigns of the respective <br />parties hereto; but no assignment hereof by <br />Ravenwood, its successors or assigns, or any <br />subsequent assignees, shall be binding upon CFbI, <br />without its written consent and approval in each <br />instance, and at the option of CFfiI this Agreement <br />shall be forfeited by any such unauthorized <br />assignment or by any assignment thereof by opera- <br />tion of laW, but no termination hereof by for- <br />feiture or otherwise shall release Ravenwood, its <br />successors or assigns or subsequent assignees for <br />any liability or obligation (whether of indemnity <br />or otherwise) which may have accrued previous to <br />or which may be accruing at the time of such <br />termination. <br />Ii <br />13.
