DEAR MR, VON ENGELN: I am pleased to present this report and Land
Use Plan for the development of THE FOUNTAIN COLONY, Fountain,
Colorado. The intent of this rz part is to provide a bc~ic PL:N of develap-
ment (or THE FOUNTAIN COLONY in conformance with ifs "highest and
best use", a• determined through appropriate studies and malysis of the Site
and other pertinent conditions. Toward this end, we hove included a summary
of pertinent information including:
1. General Population and Historical Background of the Colorado
and Pikes Peok Region,
2. Amore detailed History of the Fountain area and Growth Projection
for the City of Fountain. `
3. Physical Characteristics of THE FOUNTAIN COLONY and surround-
ing area (including Drainage, Climate, Precipitation, etc.)
4. Information relating to existing or availabiliry of Public Utilities.
5. Development Conceph directly relating to Objectives and Principles
applied to the development of THE FOUNTAIN COLONY,
6. And, finally, the Plan with a brief description of Plon Proposals,
