1.7- „l., <br />1.7.1 Impact shall mean the direct or indirect effect or <br />consequence resulting from a development upon land, the <br />environment, the community or any part of segment thereof. The <br />term shall include, but not be limited to, physical, environmental, <br />economic, visual, auditory or social consequences or effects. <br />1.7.2 /mpound Yard shall mean any area improved or unimproved <br />where property (typically vehicles) not initially belonging to the <br />property or business owner are stored on site temporarily and <br />where no portion of the stored property on site is pieced out or <br />dismantled for sale or repair. <br />1.7.3 Improvement shall mean any physical change, which <br />increases the productivity or va/ue of the land. <br />1.7.4 /mprovement Location Certificate shall mean a graphic <br />representation showing all improvements on a lot prepared by a <br />surveyor licensed in the State of Colorado. <br />1.7.5 /ndustria/ shall mean any manufacturing and quasi- <br />manufacturing activity or but which limited accessory retail office <br />or commercial uses is permitted. <br />1.7.6 /noperative I/ehic% shall mean any vehicle which is not <br />currently registered or which is not capable of self-propulsion <br />1.7.7 Interpretation, Use of shall mean that a use which the Board <br />of County Commissioners, Planning Commission or County Planner <br />determines to be similar to the permitted or conditional uses in <br />each district and which falls within the intent and purpose of the <br />district, and that will not be obnoxious or detrimental to the public <br />welfare, and which are of a comparable nature and of the same <br />Gilpin County Zoning Regulations 23 <br />
