Parcel Description:
That part of the N 1/2 of the NW 1/4 of Section 23, Township 1 South, Range 67 West of
the 6th P.M., County of Adams, State of Colorado, being more particularly described as follows:
The NW 1/4 of the NW 1/4 of said Section 23, also that part of the NE 1/4 of the NW 1/4
of said Section 23 lying west of the westerly right —of —way of the Denver, Laramie and
Northwestern Railway as described in Book 39, Page 126. Also including that part of the
Denver, Laramie and Northwestern Railway right —of —way as described in Book 39, Page 126,
EXCEPT 1/2 acre more or less an SW corner of said NE 1/4 of NW 1/4, said 1/2 acre being
bounded on North by centerline of Old Main channel of the South Platte River.

I hereby certify that this Improvement Location Cerificate was prepared
for Banks & Gesso, LLC, that it is not a Land Survey Plat or
Improvement Survey Plat, and that it is not to be relied upon for the
establishment of fence, building, or other future improvement lines.
I further certify that the improvements on the above described parcel on this
date, May 4, 2000, except utility connections, are entirely within the
boundaries of the parcel, except as shown, that there are no encroachments
upon the described premises by improvements on any adjoining premises, except
as indicated, and that there is no apparent evidence or sign of any easement
crossing of burdening any part of said parcel, except as noted.
