(15) Present Land Use of Area <br />' This pit is adjacent to Pit #2 North-West of Fort: Collins, <br />Colorado and will generally have a similar Land Lrse pattern. <br />North Taft Hill Road is adjacent to the East proF~erty line <br />of this parcel. The Poudre River enters the site: midway <br />on the West property line and meanders through th.e entire <br />length of the site, existing at a point near the North <br />' end of the East property line. <br />Other than a small cluster of existing farm buildings mid- <br />way on the East edge, this site is currently being used <br />for agricultural purposes. The only other exception being <br />~ , the gravel mining sites under development by the Operator. <br />(16) Surrounding Land Uses <br /> Again, the predominant Land Use surrounding this ;site, as at <br /> Pit #2, is Agricultural. Also, hunting and fishi~ig dominate <br /> the recreational uses along the River. Except for the Town <br /> of LaPorte, which is located about 1000 ft. adjacent to the <br /> North-West corner of the site, residential uses are limited <br />' to farm homes. With the Colorado and Southern track along <br /> the South-West edge and Highway 287 about one half: mile to <br /> the North, the site has some severe limitations for resi- <br /> dential uses. A limited amount of Commercial use does exist, <br />~ primarily along the Highway Frontage North of the site. <br />A 100-year Flood Plain is designated along the Poudre <br />River, which in general has had the effect of seriously <br />limiting land use activities on this property. <br />(17) Proposed Future Land Use <br />The proposed Larimer County Master Plan does not specifi- <br />cally address this site.
