LEGAL DESCRIPTION
A parcel of land located within the County of Crowley,
State of Colorado, to-wit:
A parcel of land located within a portion of the SW 1/4
of Section 13, and a portion of Lots 2, 3 and 4 of
Section 24, Township 22 South, Range 58 West of the Sixth
Principal Meridian, being more particularly described as
follows:
Beginning at a point on the Northerly bank of the
Arkansas River, 70 feet East of the West line of said Lot
3 from which the SE corner of said Section 13 bears N
89°58'36" E (bearings based on the South line of Section
18, Township 22 South, Range 57 West of the 6th P.M.,
monumented at each end with a No. 6 rebar and 3 1/4
aluminum cap P.L.S. 9853 in centerline of the County Road
assumed to bear N 88°39'18" E) a distance of 5242.82
feet; thence N 00°34'02" E, 70 feet normal distance from
and parallel to the said West line of Lot 3 and the West
line of the said SW 1/4 of Section 13, a distance of
1879.66 feet; thence S 67°42'29" E, a distance of 2617.41
feet more or less to a point 70 feet West of the East
line of the said SW lj4 of Section 13; thence 5 00°31'11"
W, 70 feet normal distance from and parallel to the said
East line of the SW 1/4 and the East line of said Lot 2
of Section 24, a distance of 1441.73 feet to a point on
the said Northerly bank of the Arkansas River; thence
Northwesterly along the said Northerly bank of the
Arkansas River to the Point of Beginning.
Said parcel contains 92 acres, more or less.
EXCEPTING THEREFROM: All that portion of said Lots 2, 3
and 4 North of the Arkansas River, lying South of the
following described line:
Commencing at a point on the left bank of the Arkansas
River and 860 feet South of the North quarter corner of
said Section 24, which is the Point of Beginning of said
line; thence N 80°45' W to the West boundary line of the
said Section 24.
