Dept. o+ ';al : .il fi ;soinaa <br /> NELSON CONTRACTORS, INC. ,1 <br /> Location: Elk Creek Road and U.S. 285 <br /> Existing Zoning: Commercial -Two <br /> Proposed Zoning: Planned Development <br /> Purpose: Commercial/light industrial <br /> Approximate Area: 10.h81 acres <br /> I <br /> I <br /> i <br /> The Jefferson County Planning Commission recommends APPROVAL of the above <br /> application on the basis of the following findings: <br /> 1 . that the Commission finds that the property was properly posted <br /> as evidenced by the notarized affidavit marked as Exhibit "A" <br /> in compliance with the "X's" .on the map identified as Exhibit "B" <br /> pursuant to the Jefferson County Zoning Resolution and further <br /> evidenced by the sworn testimony of the applicant; and <br /> 2. the decision of the Planning Commission is based on the list of <br /> factors submitted by the Planning Department relating to this <br /> matter with reference to the following findings : <br /> a. applicant has submitted the water use report ; <br /> b, the property being originally zoned Commercial-Two would not <br /> give this Commission or the Board of County Commissioners <br /> the same control over land use and development as a Planned <br /> Development Zone; and <br /> C. that applicant has agreed to provide landscaping as soon as <br /> the gravel operations begin, specifically a berm to be created <br /> from the northeast corner of the property to the west property <br /> north of the access and egress road, landscaping to consist of <br /> fifty (50) coniferous trees . <br /> Commissioner M'GILLYCUDDY seconded the adoption of the foregoing Resolution and <br /> upon a vote of the Planning Commission as follows : <br /> Commissioner HEARN - Aye <br /> Commissioner M'GILLYCUDDY - Aye <br /> Commissioner STERNBERG - Aye <br /> Commissioner REVIE - Aye <br /> Commissioner PETERSON - Aye <br /> the Resolution was adopted by unanimous vote of the Planning Commission of the <br /> County of Jefferson, State of Colorado. <br /> 1 , POLLY HEARN, Secretary of the Jefferson County Planning Commission do hereby <br /> certify that the foregoing is a true copy of a Resolution duly adopted by the <br /> Jefferson County Planning Commission at a regular hearing held in Jefferson <br /> County, on the 23rd day of April , 1980. <br /> POLLY HEARN - Secretary <br /> h.24.80mt <br />
