<br />WARRANTY DEED TO CORPORATION

<br />THiB DEED Made this 14th day of February, 1996, between
<br />WILHERT W. FIREBTIEN and K. RUTH FIREBTIEN oP the County of Weld
<br />and State of Colorado, parties of the first part and Grantors, and
<br />HALL-IRwiN CONSTRUCTION CO., a Colorado corporation, party of the
<br />second part and Grantee, whose legal address is 3026-4th Avenue,
<br />Greeley, CO 80631
<br />WITNESSETH, That the said parties of the first part, for and
<br />in consideration of the sum of Ten Dollars and other good and
<br />valuable considerations, to the said parties of the first part in
<br />hand paid by the said party oP the second part, the receipt whereof
<br />is hereby confessed and acknowledged, have granted, bargained, sold
<br />and conveyed, and by these presents do grant, bargain, sell, convey
<br />and confirm unto the said party of the second part, its successors
<br />and assigns forever, all of the following described parcel of land,
<br />situate, lying and being in the County oP Weld and State oP
<br />Colorado, to-wit:
<br />A tract of land located in the NE1/4 of
<br />Section 31 and the S1/2 of the SE1/4 of
<br />Section 30, all in Township 6 North, Range 66
<br />West of the 6th P.M., County of Weld, State of
<br />Colorado and being part of that tract of land
<br />recorded January 21, 1985 in Book 1056 as
<br />Reception No. 1995868, and being more
<br />particularly described as follows:

<br />with all other bearings contained herein
