Conclusions <br />In summary, it should be obvious that the Benson Brothers rock quarry is completely <br />inconsistent with current land use of the Coalby area. The County Commissioners have publicly <br />stated that the Coalby area is a prime location for residential development, and have approved <br />recent subdivisions in the area. A public nuisance rock quarry is not compatible with this <br />precedent for land use in this area. The county land use regulations have the objective of <br />preserving land values of properties adjacent to developments, and provide that residents in a <br />local area may institute their own zoning to protect their area according to the wishes of the <br />majority of the residents. Developments should take into account the current land use of the area. <br />I therefore request that the Surface Creek APC, Delta County Planning Commission, and <br />the County Commissioners deny this application for the Benson rock quarry, and prevent <br />the destruction of the qualities of peaceful scenic beauty that attracted the current <br />residents to this area. <br />
